Terms & Conditions.
Please read these terms carefully. If you have any questions, contact us before booking to avoid any misunderstandings.
Bookings are subject to the following terms and conditions:

1. Booking and payment

A contract is created once we receive your deposit or full payment and confirm your holiday dates.

A 25% deposit is required at the time of booking.
-
Full payment (plus a £150 refundable damage deposit if requested) is due if booking is made within 60 days of arrival.
-
The remaining balance is due 60 days before your arrival.
-
If the balance is not paid on time, your booking may be cancelled.
2. Guest information

The lead guest (you) is responsible for ensuring all members of the party are aware of and agree to these terms.

You must provide the name, age, and contact details of each guest.
-
Only guests listed on the booking form may stay at the property.
3. Cancellations
-
All cancellations must be in writing.
-
Charges apply based on how close to the arrival date you cancel:
Days before arrival cancellation fee
More than 60 days 5%
45 – 59 days 40%
30 – 44 days 50%
15 – 29 days 75%
3 – 14 days 90%
0 – 2 days 100%

If we rebook your dates, we’ll refund your payment minus a 5% admin fee and any difference in price.

We strongly recommend travel insurance to protect against cancellations.
4. Cancellations by us

If we cancel your booking due to unforeseen circumstances, you’ll receive a full refund.

If government restrictions or lockdowns prevent travel, you’ll also receive a full refund.
5. Property rules
-
Max occupancy: 4 guests.
-
No overnight visitors or parties allowed.
-
No bookings accepted from anyone under 18.
-
Smoking, vaping, and unbooked pets are not allowed inside the property.
6. Check-in/Check-out
-
Check-in: from 4:00 PM
-
Check-out: by 11:00 AM
-
Late check-outs may be charged an extra day.
7. Pets (dogs only)
-
Maximum of 2 dogs, pre-booked only (£20 per dog).

Dogs must not:
-
Go on furniture or beds
-
Be left alone in the property
-

You must:
-
Clean muddy dogs outside using the hose and towels provided
-
Pick up after your dog and dispose of waste properly (or incur a £20 charge)
-
Pay £50 if extra cleaning is needed due to pet hair or mess
-
8. Damage and breakages
-
A £150 refundable damage deposit may be required.
-
You are liable for any damage or breakages caused by you, your party, or your pets.
-
Please report any damage immediately.
-
Costs for damage or extra cleaning must be paid within 7 days.
9. Use of the property
-
Holiday use only - no subletting.
-
Do not move furniture or take indoor items outside.
-
Keep doors/windows closed and lights/appliances off when leaving.
-
No fireworks, candles, or Chinese lanterns.
-
No EV charging using domestic chargers.
10. Hot tub use
-
Use only between 7:00am - 11:00pm.
-
Children under 18 must be supervised.
-
No glass near the tub (plastic cups provided).
-
Shower before use and remove suncream/makeup.
-
Replace the cover after use and leave the hot tub clean and empty on departure.
11. Departure checklist
Before checking out, please:

Strip used beds and leave linen at the foot

Leave used towels in the shower or on the floor

Clean the BBQ
-
Tidy the property
-
Empty bins into the outside containers
-
Clean dishes and empty the dishwasher
-
Pick up after pets
-
Leave the hot tub clean and empty
-
Return all keys (replacement fees apply if lost)
12. Other important info
-
Parking is limited to 2 vehicles.
-
Keep noise to a minimum, especially between 11:00 PM and 8:00 AM.
-
If guest behaviour negatively affects others, we may end your stay without refund.
-
Third-party services (e.g., private chefs) must be approved in advance.
-
Wi-Fi is for reasonable and legal use only.
-
Do not trespass outside the designated garden and parking areas.
-
Any complaints must be reported immediately so we can resolve them.
13. Respect the property
This is our privately owned home. Please treat it with the same care and respect you would your own.
